Update #1:
Renea left a comment letting us know that there may be a way to score an even hotter deal. According to the Big Toy Book (see page 28 here) when you purchase select Hasbro games, you receive a FREE Chocolate Monopoly or Scrabble Game. Well, apparently these free games are also working toward the $35 total needed for the $10 gift card! So here is a possible deal scenario:
Purchase:
(1) Monopoly @ $10.99
(1) Scrabble @ $10.99
Get a FREE Chocolate Monopoly (arv $9.99)
Get a FREE Chocolate Scrabble (arv $9.99)
Total: $21.98
Get a $10 gift card (since the free games are counting toward the $35 total).
Submit for $6 in mail-in rebates.
Like getting these for $1.49 each after rebates and gift card!
Update #2:
Kim let me know that she did this deal today and discovered that it is good on the retail price, not the sale price! That means you can score an even better deal by separating your purchases into multiple transactions. Here are Kim’s transactions:

1 Memory
1 Candyland
1 Chutes and Ladders
Total $16 plus $10 gift card in return and $10 in rebates

1 Chocolate Scrabble (free)
Total $25.14 plus $10 gift card in return, 1 free chocolate Scrabble and $3 in rebates

Total gift cards received: $30
Total rebates: $16
$1.52 per game after gift cards and rebates!
*Heads Up: You may want to call ahead to ask if you store has a good stock of these games. Apparently, they don’t give rain checks, so you don’t want to make a wasted trip!
*Note: There is a chance that these scenarios will not work at all stores. You may want to have a back-up plan in place in case it doesn’t. Let me know how it goes for you!
